In the last year there has been a 78% increase in the sale of apartments with one bedroom and a 9% increase in apartments with two, according to the 18th Study of Market and of Urban Construction in Lima and Callao, produced by the Peruvian Chamber of Construction (Capeco).
The reports shows that Surco, San Borja, Miraflores, Jesús María, and La Molina are the districts with the most demand for this type of home, basically for two reasons: for the closeness to people’s work and for the proximity of all kinds of services, according to Capeco engineer, José Luis Ayllón.
Gianinna Arellano, general manager of Proagas confirms that the demand comes from singles most of all, who are looking for small apartments of 38 m2 a 55 m2 close to their offices with an efficient distribution and with general laundry and social area arrangements, where they can have a good time with their family and friends.
“The apartments don’t have to necessarily be luxurious, but they do have to be easy to maintain; they don’t plan on spending much time to cleaning,” says Arellano.
According to the last national census in 2007, from the National Institute of Statistics and Information (INEI), there are 8,124.761 unmarried adults in Lima, 2,761.717 of whom are in Lima.
For these people, the most important thing is that finding a home doesn’t affect their consumption and enjoyment habits.
Arellano said that in the past months the demand for 1 and 2-bedroom apartments in Santa Beatriz, in the zone bordering Lince with San Isidro (to be close to the financial district), and in the residential areas close to the metro of Lima and the Vía Expresa, as this segment of the population also uses the electric train and the Metropolitan to commute to work, with the aim of saving time and avoiding the stress of driving.
