Precios de viviendas en Lima tenderán a estabilizarse
Si bien la menor venta de viviendas representa un mal resultado para las empresas constructoras e inmobiliarias, este hecho se vuelve favorable para el consumidor final, pues los precios tenderán a estabilizarse, como consecuencia de ese menor dinamismo.
Desde el tercer trimestre del 2014, los precios de las viviendas han registrado un avance más moderado que el de hace algún tiempo. Por ejemplo, el año pasado terminó con un alza de alrededor de 3 %, muy por debajo del incremento interanual mostrado en períodos anteriores, cuando llegó a oscilar entre 10 % y 20 %, según el último reporte de BBVA Research Perú.
Y solo en el cuarto trimestre del año pasado, el precio promedio del metro cuadrado de una vivienda en Lima subió 2,8 % en comparación el mismo similar período de 2013.
Además, en los diez distritos analizados, San Borja, Miraflores, La Molina y Jesús María registraron las desaceleraciones más acentuadas en sus precios (cerca de 10 % menos); mientras en San Isidro, Surco, Lince y Pueblo Libre el incremento de los precios de las viviendas sí logró superar la variación que registró un año atrás, pero ninguno superó los dos dígitos.
El informe de BBVA Research Perú señala así que “en los próximos dos o tres trimestres los precios inmobiliarios no mostrarán mayor recuperación debido a que el mercado requerirá algún tiempo para absorber el incremento de oferta registrado el año pasado”.
También se suma un elemento que ahondaría en la ralentización de la demanda: el esfuerzo para adquirir una vivienda es mayor que antes. Indica el reporte que esa situación reflejaría una moderación de los ingresos familiares producto del enfriamiento del ciclo laboral, a lo que se suma el incremento del tipo de cambio.

Demand for singles' apartments is increasing
In the last year there has been a 78% increase in the sale of apartments with one bedroom and a 9% increase in apartments with two, according to the 18th Study of Market and of Urban Construction in Lima and Callao, produced by the Peruvian Chamber of Construction (Capeco).

Gianinna Arellano, general manager of Proagas confirms that the demand comes from singles most of all, who are looking for small apartments of 38 m2 a 55 m2 close to their offices with an efficient distribution and with general laundry and social area arrangements, where they can have a good time with their family and friends.
“The apartments don’t have to necessarily be luxurious, but they do have to be easy to maintain; they don’t plan on spending much time to cleaning,” says Arellano.
According to the last national census in 2007, from the National Institute of Statistics and Information (INEI), there are 8,124.761 unmarried adults in Lima, 2,761.717 of whom are in Lima.
For these people, the most important thing is that finding a home doesn’t affect their consumption and enjoyment habits.
Arellano said that in the past months the demand for 1 and 2-bedroom apartments in Santa Beatriz, in the zone bordering Lince with San Isidro (to be close to the financial district), and in the residential areas close to the metro of Lima and the Vía Expresa, as this segment of the population also uses the electric train and the Metropolitan to commute to work, with the aim of saving time and avoiding the stress of driving.
